Welcome to one of those opportunities that doesn’t come along every day! Priced to sell, this 2-bedroom condo in Mariners Pointe is ready for its next chapter—and for a buyer with a little vision. Yes, it’s ready for some updating, but that’s exactly what makes it exciting. Skip paying a premium for someone else’s renovation choices and create the coastal getaway, full-time home, or second home YOU actually want. Inside, you’ll find a spacious layout with soaring ceilings, a dramatic stone fireplace, wet bar, first-floor primary suite and upstairs bedroom/full bath loft area. But the real showstopper may be outside: relax on the deck and take in beautiful **Intracoastal Waterway and marsh views**, watch the boats pass by, and enjoy the peaceful coastal setting. Mariners Pointe offers a gated waterfront lifestyle with a marina, clubhouse, community pool overlooking the marina, tennis, basketball, shuffleboard and more—all just a short drive from the beach, restaurants, shopping and everything Little River and North Myrtle Beach have to offer. And here’s an important part of the value: **ALL SPECIAL ASSESSMENTS HAVE BEEN PAID IN FULL by the seller**, including the substantial marina/bulkhead assessment. That means a future owner gets to enjoy the improvements without inheriting that bill. The home also offers a recent HVAC system (2025) along with newer refrigerator and washing machine, so some of the big-ticket items have already been addressed. **Bring your ideas and bring an offer. This is your chance to turn a spectacularly-located waterfront condo into something truly special.**
